Buying a home can be very stressful but it doesn’t have to be that way. The process can also be very exciting. Whether you are a first time home buyer, moving up to a bigger home, down sizing, or relocating – there is a lot to consider before you sign on the dotted line. You are buying a home, but you are also (usually) buying into a community, a school district, a retail business area and a commuting process. These are all considerations where you can count on my professionalism to assist you.

Consultation

In a call or a meeting we will discuss your real estate needs and goals so we can properly guide you, answer all of your questions and offer advice on the best approach to achieve your objectives.

Financing

Before you get too far ahead of yourself by searching online for what is available, I always recommend you get your financing in order and have your mortgage pre-approval ready as a first step. A mortgage pre-approval shows you what you can afford, which in turn allows you (and I) to focus our efforts on finding your perfect home that matches with your situation.

Finding a Property

Finding a property can be exciting but a bit overwhelming because there so many options out there but keep in mind that not all of them will meet your criteria. I will Strat the hunt to find various properties that meets your checklist and make appointments to go see them.

Making an offer

Once you've chosen a home, we'll prepare a strong offer that reflects your desired terms. I'll guide you through this process, including the purchase price, contingencies, and other conditions.

Closing

At this point your lawyer and your lender do a lot of the heavy lifting. You will have meetings with both to complete the steps needed so that ownership and possession can be transferred to you.  Once the lawyer signal that closing has been completed, you will be given instructions on how to obtain your new keys and you can expect a celebratory message or visit from me.

I always recommend that you have a home inspection done. In the scheme of things, paying a few hundred dollars to have peace of mind that there are no hidden dangers or problems is well worth the money.

Closing costs can very depending on several factors, including location of the property, the purchase price and the specific terms of the loan. Generally they are typically 1-3% of the purchase price, and while many fees are found in every transaction (e.g taxes, lawyer fees etc.) You may incur extra costs depending on the type of property you purchase and the area. It is also important to know that closing costs are negotiable and some lenders may offer programs or incentives to help offset those costs.

Contract to closing can vary it could fast maybe 30 days and it could take sooo much more.

Steps:
1. Contract Execution
2. Due Diligence Period (10-15 days)
3. Loan Processing (few weeks)
4. Title Search & Insurance (couple of weeks)
5. Clearing Contingencies
6. Closing Preparation
7. Closing: signing, payment, transfer of ownership.
